South East False Creek Neighbourhood Energy Utility (NEU)

Operator Technologies provided multiple emergency solutions for this complex situation

NEU Flood

Late October 2018, flooding caused by an extreme rainfall event combined with high tide conditions and design/operational factors resulted in a prolonged outage of the sewage heat recovery system. We installed immediate mitigations to prevent further flooding. We cut an aluminum plate overnight on the water jet then installed and secured it less than 24 hours later.

NEU Remote Refrigeration Monitoring System

As the refrigeration system monitoring of the 2000lbs+ refrigerant in the heat pump room was out of commission, no work was allowed to be done until the heat pump room had gas detection installed. Our remote system was quickly deployed with our portable stands, audio/visual signalling and communications with the plant DDC. Our remote system was a temporary fix that allowed the restoration of the heat pump room. #powerofconnected

NEU Heat Pump Electrical Wiring

Every component in the heat pump room and adjacent rooms were flooded with over 20 feet of sewage. We removed the control panels and removed over 13,000 feet of compromised cable and wire. With everything stripped down and sanitized, we installed all new control panels with customized gland plates to maximize cable transiting to and from each control panel. Pulled 13,000 feet of new cable and wire, repaired and improved the cable tray system and created custom panel brackets. NEU Refrigeration Monitoring System

With the heat pump room operational, the remote refrigeration monitoring system was removed and replaced with a fully CSA Certified, permanent Honeywell Analytics system:

  • 7 301IRF-134A Sensors
  • 1 301EM-RFSA Controller with Strobe/Siren
  • 3 301EMRP-RFSA Remote PPM display with Strobe/Siren
  • 1 301C Controller – Live system BACnet data logger with communications to plant controls
  • 2 Vent Line Sensors
  • Ventilation controlled by Honeywell system.
  • VFD’s control supply and exhaust fans. Saving operational costs and encouraging air flow across sensors at all times.

Provisions were made for future sensors and strobe/siren locations.

24/7 Total protection for all workers and ease of mind with low level PPM detection, this Honeywell Analytics system is fully CSA certified and in compliance with CSA Mechanical room code B52.
